O'Fallon grew fast and its commercial roofs show it. The retail strips along Highway K, the medical and office buildings near Bryan Road, the churches and Fort Zumwalt school buildings, the light industrial bays — most of that inventory went up inside one twenty-year window with the same thing on top: mechanically attached single-ply membrane over a steel deck. Water under a membrane soaks the insulation board beneath it, and wet board does not dry out. That is why we core-cut before recommending a large repair. If the board is dry, a proper detail repair holds for years. If it is saturated, anything installed over it — including the liquid coatings storm-chasing crews sell hard after a hail event — traps the moisture and rots the deck while the owner believes the problem is solved. We also look at drainage first, because on O'Fallon's bigger roofs poor drainage is the disease and the leaks are the symptom.

That is most of the work. Water entering at a seam or curb runs along the deck and surfaces somewhere else, so we inspect the entire roof rather than the area above the ceiling stain.
