Stacked recover layers hiding the deck
Multiple generations of roofing add weight, conceal the original deck condition, and make tracing a leak substantially slower. What is actually up there has to be established first.

Belleville is an old city with a real downtown, and that produces a commercial roofing profile you will not find in the newer Missouri suburbs. Around the square and along the older commercial streets the buildings are masonry, attached or nearly attached to their neighbors, and the low-slope decks above them have usually been recovered more than once across the decades. Head out toward the newer retail and office corridors and the picture inverts completely: steel deck, rigid insulation, mechanically attached membrane, rows of rooftop units.
Knowing which of those two buildings you own changes the entire investigation. In the older downtown assemblies, water tends to enter high on the masonry and then wander — sideways between recover layers, or down inside the wall — before it appears somewhere that has nothing to do with where it got in. On the newer single-ply buildings the entry point is far more likely to be a hand-assembled detail and the interior symptom sits much closer to it. Identical ceiling stain, two entirely different days of work.
Multiple generations of roofing add weight, conceal the original deck condition, and make tracing a leak substantially slower. What is actually up there has to be established first.
Deteriorated mortar and open joints at the top of an older wall put water into the structure. It reads as a roof failure from inside and is not one.
Older downtown decks often drain through the wall rather than through the middle. One outlet, one path, and a backup puts standing water exactly where masonry tolerates it worst.
Out on the commercial strips it is welded seams, equipment curbs, fastener back-out and service-traffic punctures — wear items, not defects.
We inherit a lot of roofs that were coated instead of diagnosed. Sealing moisture inside insulation postpones nothing and complicates the eventual fix.
Metro East takes the same storm tracks the Missouri side does, and uplift works on the edges of a roof long before it touches the middle.
Layered masonry-era construction and single-ply over steel deck are different jobs with different costs. We determine which you have, and how many layers, before a number exists.
Wall tops, outlets, equipment curbs and penetrations get examined in order of likelihood. The open field of the roof is the last place we look, because it is the last place it usually is.
On attached downtown buildings, water arriving from a neighbor's structure is its own conversation. We document it plainly rather than patching your half of it every year.
Repair, recover, coat or replace, with photographs, our recommendation, and the reasoning that got us there.
Our Illinois work runs out of the John Beal Roofing office in Edwardsville, and that matters more on commercial jobs than residential ones. A commercial repair frequently needs a return trip, a supplement, a warranty follow-up or an adjuster meeting arranged on short notice, and an outfit covering Metro East from two counties over does all of it slowly. We have operated on this side of the river long enough that Belleville is ordinary coverage rather than a storm-season excursion.
Which leads to the warning worth putting in writing for Illinois building owners. After a big hail event, unfamiliar commercial outfits appear, push coatings and recovers hard for a few weeks, and cannot be reached when something needs to be honored two years later. We are a family company in our third generation offering a lifetime workmanship warranty on qualifying work, and the only reason that warranty means anything is that we intend to still be here to answer it. Inspections and written estimates cost nothing, and the number on this page reaches a live person at two in the morning.
On an older masonry building that pattern usually points at the top of the wall rather than the open roof deck. Water gets into deteriorated joints, travels down inside the structure, and emerges at the first interruption. Patching the middle of the roof would never touch it, which is why we examine wall construction first on downtown Belleville buildings.
You generally do not until someone establishes it on site. It matters because added layers affect load, code requirements for the next recover, and how difficult leak tracing is. Determining the assembly is part of the no-cost evaluation, and it changes the recommendation honestly rather than mid-project.
Both. John Beal Roofing runs an office in Edwardsville, Illinois, and our Illinois crews cover St. Clair and Madison counties as regular service area. Belleville is local work for us, including after-hours commercial dispatch.
It depends on whether the assembly underneath is dry and whether the drainage works. A coating on a sound roof can add real service life; a coating over wet insulation traps the moisture and postpones nothing. We check before recommending, and we would rather turn down a coating sale than sell you one that fails.
It can when an inspection documents legitimate hail or wind damage, and our insurance division handles the documentation and the adjuster meeting. It always depends on your policy and what the adjuster verifies — we do not guarantee payouts and we do not waive deductibles.
